Upon arrival the customers main concern was fall maintenance. Maintenance was completed and system is working as designed. She did have a concern of an alert she had gotten recently however it was just a notification that her Wi-Fi signal was lost Wi-Fi did reconnect to the thermostat once signal was regained. The Customer did state she had issues with Wi-Fi to doorbell camera and computer previously. There were no active alarms and all components were within manufacturer specifications. Customer does want to move forward with a 6 pack of filters which will need to be dropped off. I do not have the filters on hand. Pictures available.

HVAC maintenance. Heating visit.. Halls cool crowd club member. I performed the HVAC maintenance on the run through mini split system. There is an outdoor heat pump unit and one indoor wall mount ductless unit. Tested electrical components, cleared condensate drain, rinse coils, visual inspection was good.Performed all maintenance tasks. Checked operations in heating and cooling mode. Everything is up to code. I do recommend installing a power surge protector on the outdoor unit to help prevent damage to electrical components in the event of a power surge or lightning strike. I also recommend cleaning the blower wheel on the indoor unit to help with airflow and prolong the life of the blower motor. The blower wheel cannot be pulled since there is a wall next to unit. Provided estimate while onsite to install surge protector. Did not leave estimate to clean blower wheel due to obstruction next to wall-mount unit.

Job: HVAC Wrap Up (Job #77085343) Work Performed (for inspection): Verified and modified flue/vent clearances to meet inspector requirement of 1" clearance from combustible materials. Trimmed roofline decking around the flue to achieve required clearance. Insulated condensate/drain line at the furnace to prevent external condensation. Installed insulation on condensation line using armor flex material. Silicone-sealed flue vent and roof flashing to ensure a watertight installation. Tested furnace operation on site; unit is heating the home and operating as expected. Materials Used: Armor flex (condensate line insulation) Silicone sealant (flue vent and flashing) Misc. fasteners/sealants (as required) Inspection Notes: Clearance around vent confirmed at 1". Condensate line insulated and secured. Flue flashing sealed and watertight. Furnace test indicates normal heating operation.

Upon arrival the customers main concern was $49 furnace safety inspection. The AC unit is about 6 years old however furnace is 20 years old. The furnace is in need of maintenance and blower motor does have signs of loss of lubrication. This will cause the blower motor to lock up and will cause start up failure/overheating in heat mode. The heat exchanger does have hot spots however no visible cracks. I did notify the customer of the situation and provided solutions for repair and replacement. System is operating however no repairs have been made. Ann is interested in furnace replacement but does want to wait until after the first of the year. Pictures available.
