Upon arrival the customers main concern was fall maintenance. Maintenance was completed consisting of pulling and cleaning the flame sensor, setting gas pressure, testing of all electrical heating components, and testing the system in heat mode. System is working as designed and all components are within manufacturer specifications. The heat exchanger does have some hot spots however no cracks, there is gas flex running into furnace cabinet (which is a safety issue), and filter is dirty. Pictures available.

Began maintenance at the outdoor heat pump. The heat pump did have some weeds growing into the heat pump, which I did uproot and move them away to avoid complications. Checked the condenser fan motor bearings, which have no play and is in great condition. Thoroughly rinsed out the heat pump condenser coils to maximize airflow and optimal efficiency. The refrigerant line set piping is insulated and in good condition. The surge protector is operational and in good condition. Went indoors, the air filter is ready to be replaced. The evaporator coil and blower wheel are both clean. Tested all three heating elements, all tested at 24 ohms, and all during operation are pulling 18-19 amps apiece. This system is heating with a +30°F split with indoor heating, and a 20°F split with heat pump heating. I am writing solutions to install a motor protector, UV line set insulation wrap, and our polarized media air cleaner to keep the system clean. All of these things are purely optional, howe
