Began maintenance at the outdoor equipment. Customer informed me that the south east bedroom, bathroom and laundry room were all lacking on airflow. I did inspect this ductwork and found some sags in it that needed to be supported a little differently to prevent pinching the ductwork and choking off airflow. At the outdoor condenser the contactor is beginning to show some signs of wear, however not enough for concern. The dual run capacitor tested within parameters. Both the compressor and condenser fan motor are both operating within specifications. Went into the attic and cleaned the clean effects out. The blower wheel does have some dust build up on it, the evaporator coil is clean. Tested all heating elements, the heating elements are heating with a 30°F split, and with heat pump heating it was a 23°F split between supply air and return air temperatures.

Performed fall maintenance visit. At condenser, saw that coil is very dirty and impacted with dirt and debris in several places. Also saw that contactor is very pitted and both capacitors are below manufacture recommended capacitance level. Also saw that old capacitor is being used as a pass through for electrical. Inside saw that electric heat strips are working properly. Blower is in decent condition along with evaporator coil, however, the blower capacitor is below recommended capacitance level as well.

Upon arrival, ice machine is running but has multiple alarms. Most recent alarms are from a long harvest or short freeze cycle. This alarm is generally caused by a failing ice thickness probe. The condenser fan motor is a permanently lubricated motor that has lost its lubrication due to over heating. Once this occurs, the motor bearings begin to wear away and eventually fail. Talked with the customer and gave the ice machine a thorough clean and replaced the ice thickness probe, condenser fan motor and the water level probe.
